Pressure washing is one price for concrete and a very different one for a roof — because the surface decides everything: the pressure, whether you can even use pressure at all, the chemicals, and how long it takes. A quote that names the surface is a quote that won’t blow up mid-job.
The word “pressure” is misleading. Siding, shingles, and old wood get soft-washed with detergent and low pressure, not blasted — high pressure on those causes damage you’ll be liable for. Spelling out soft-wash vs. high-pressure protects both of you.

What to include
- • The exact surfaces: driveway, patio, siding, deck, fence, or roof — each is priced differently.
- • Surface material — concrete, vinyl/aluminum siding, wood, brick, or shingle.
- • Method per surface: high-pressure for hard flats, soft-wash for siding, roofs, and wood.
- • Approximate square footage or dimensions of each area.
- • Whether cleaning solution or detergent is used, or plain water only.
- • Treatment of algae, mildew, mold, or rust, if present.
- • Any sealing or protective coat as a separate add-on (e.g. sealing concrete after).
- • Water source and access, plus protection of plants, outlets, and fixtures.
How it’s usually priced
Pressure washing is usually priced per square foot, or as a flat price by surface (e.g. a set rate for a standard two-car driveway, another for a single-story house wash). Soft-washing a roof or heavy algae removal costs more per foot than a quick concrete rinse because of the chemicals and the care involved.
Almost every washer sets a minimum, because loading equipment, driving out, and setting up is the real cost of a small job. Sealing is a separate line — it’s an add-on that happens after the surface dries, not part of the wash — so quote it on its own so the customer can choose it or skip it.

- Do you price by square foot or a flat rate?
- Both are common. Flat rates suit standard jobs like a driveway or a house wash; per-square-foot is fairer for odd sizes or heavy staining. The quote should say which, plus any minimum.
- Is high pressure safe for my siding or roof?
- No — siding, shingles, and old wood should be soft-washed with detergent and low pressure. High pressure can strip, dent, or force water behind the surface. The quote should specify soft-wash for those.
- Does the quote include sealing?
- Usually not by default. Sealing concrete or wood is a separate add-on done after the surface dries. If you want it, it should appear as its own line with its own price.
- Will the cleaning chemicals harm my plants?
- A careful wash protects landscaping — wetting plants down before and after, and using the right dilution. A good quote notes plant and fixture protection so it’s clearly part of the job.
